Discussion about 5 Franklin Place #8B
LOL... Photoshopping out the brick wall view is pretty great.
which wall ?
The apartment is 20 feet across from a brick walled office building. They conveniently photoshopped out at the view and just put in plain white. Just look at the windows.
To be fair, the wall of 377 B'way is 50' away. Problem is, 8B's windows are at roof level of 373 B'way. The 9th and higher floors are cantilevered six feet or so over 373, so not only are you looking right out at a junky roof, but there's that big overhang right over your windows.
All that's factored into what it'll sell for, and it'd be fun to go see just what you get in a $1,500,000 Tribeca one-bedroom.
Tribeca or not, and no matter whether properties are trading at $2K sq ft in the vicinity, even if this place had an open view of the Hudson River I don't see much of a market for a 1 bedroom that has $8K/month carrying costs. Besides that, this place is not really 728 sq ft (the living/dining/kitchen is more than half the apartment, and under 340 sq ft), and it is short on closets. This place could not rent for more than +/- $4500/mo.
@NWT you are like the superman of these boards!
I called and spoke with the salesperson and he said it was "very foggy that day"....and how dare I doubt his ethics. He was certainly outraged.
"fog" . . . on the 8th floor . . . HA HA HA HA
@NWT, 20 feet, 50 feet, same difference at that point, but true.
@steveF: That's absolutely hilarious. I loaded the photos in Photoshop and used the color picked tool and 99% of the area is #FFFFFF (100% solid white). If it was fog, it wouldn't be solid #FFFFFF. Plus zoom in and look at the edges. LOLLLL. What a liar.
Thanks for the feedback everyone. The apartment is not a "view" apartment but a great 1 bedroom located in the heart of Tribeca. The finishes are of high standard, with ODA as the architect and Elad as the developer. The 53 units in the building were entirely sold at pre-construction at a high average price per square foot so I am confident the building will retains its value. Additionally their are only 9 1 bedrooms condo in Tribeca for under 2 million. With the lack of inventory this could be a very good option for someone that wants to live in the area . This is a great opportunity to live in a brand new development, with high end finishes, low monthlies and unique amenities, like a rooftop pool. Anyone who has purchased in a new development, it is a work in progress, in this situation there is temporary scaffolding outside of the windows. The sponsor is working on the exterior of the building which will be removed in a few weeks. Showcasing the view would not help. Almost all apartments advertised need the help of a professional photographer to compliment the apartment and this case, the finishes. If SteveF did really call, he must been interested in the apartment so I am glad that the apartment drew his interest. Additionally If the call really happened it would be the same conversation that many other interested buyers or brokers had. "This is not a view apartment but their are many great features of the apartment." The problem is there is temporary scaffolding that will eventually be removed, additional work needs to be done to the lobby, hallways and amenities which are in near completion. The view overlooks a roof of a commercial building and about 20ft their is a neighboring building. Saying their is fog really doesn't make sense (especially in NYC!) so I hope everyone is skeptical on SteveF comments. Judging someone's ethics, when he does not know the person, sounds like he may have to look within. Please refrain from making untrue comments but everyone else thanks for the feedback.
This is why I like real estate. You can go see the property, see the view, and have no need to rely on the salesperson's marketing or representations.
Even before you go, you can check out a map and determine what neighborhood it is actually in.
But 2 days later, Alan Louie has not fixed the photo misrepresentation.
One of the worst photoshop jobs I've ever seen! You don't even need to zoom in to see that the white boxes don't fully cover the windows. I guess with virtual staging, this type of thing is permitted, but you'd think for a high-end property, there would be better craftsmanship in the execution of the photo alteration.
What's the deal with the "fog" , is that code word for something -or just - fog ?
Fog is code for fake; false; misleading; opaque.
Entered contract! Maybe with invisible ink.
