We are gut renovating a 1900 sq ft prewar apartment. Which of these options would you prefer? 1) 3 good sized bedrooms with a kitchen that is obstructed by a 2 x 2 foot pillar (riser) in the middle of an island. Pro is good sized bedrooms, not trying to cram in too much. Con is riser in kitchen. 2) 4 bedrooms, 2 of which are 8 x 10ft, large open kitchen. 2 bedrooms are on one "wing" and 2 are on the other. Pro is 4 bedrooms, allowing for up to 3 kids having their own rooms. Con is bedrooms aren't all together - would future buyer see this as big drawback? Also, 2/4 bedrooms are quite small. Thanks!
I think the bedrooms being small is a bigger drawback than their separation. It starts to look like 'too many rooms' for the space, and future buyers will factor in the cost to return the unit to a more gracious layout in their potential offer price. You didn't mention # of bathrooms, which I'll assume is 2. 3BR/2BA always looks better than 4BR/2BA, and if one of the baths is ensuite, then you end up with 3 BR and visitors sharing 1 bath, which to many is a significant turnoff.
If you are speaking from a "what will create a more attractive apartment for future buyers" then option #1. That said if you plan to stay for 10+ years, create the floor plan that will bring the most usefulness and pleasure to your family's lifestyle.
