Discussion about
Has anyone read any articles discussing how the value of Trump properties has changed following Donald Trump's run for the presidency? Are people finding it easier or more difficult to sell their apartments? How does the buyer base percoeve this? Are people worried that Donald will not be as attentive to his properties if he attends to his political career? Please leave political beliefs aside to focus on facts.
Are you asking about the Trump-named properties in Queens, the properties in Manhattan, or elsewhere? I just want to know which political beliefs I should set aside, ie Queens tends toward originalist / conservative.
The Trump-named buildings in Manhattan are condos, so all he could own are the retail units. There's also one co-op: the one that recently bought its land. Most of them he never had a stake in, just licensing his name to the developers. It used to be a selling point with Lotto winners, Chinese investors, etc.
Record high resale prices
yuge!
I was thinking of a building like the Trump Plaza on East 61st or Trump World Tower at the UN.
Buildings occupied by Asians are ok, but buildings occupied by Latin Americans or other Catholics, not so.
I'd be interested in hearing more about this. I know someone who owns a condo and raised it with the board. He was informed that it is a recurring point of discussion. A change is unlikely because of costs and convenience. Its not just a matter of changing the name, but Trump manages the properties as well.
I would think that the buildings are licensing the name and that they could choose to stop paying the license fee (perhaps with some break-up fee) or decision not to renew the contract. I imagine that it's also difficult to terminate a management contract. You probably would have to look at the exit clauses, but presumably they would be covered by "damage to the Trump Brand". If you could prove that the Trump Brand has deteriorated (difficult to do), the building might be able to get out of it.
It's interesting to learn that this is a real concern for residents.
You sell because of the Trump name, after you bought because of the Trump name? Sounds like a great way to buy high, sell low and lose money.
When we were looking for a living space in Midtown East, the Trump Building at 845 UN Plaza got very high marks from virtually everyone I asked, but I ruled it out because I could not stomach living in a building that carried that name. My very limited research on that one building led me to conclude that the arrogance might be tolerated in the space of real estate operations, but I have on my list to trsearch further.
Yeah but MCR it isn't like you have a neutral real estate point of view. You are a DC insider. How much did you spend on the Right to Rise PAC?
MCR . . . if Trump wins , we guess your next abode will be in Canada .... or Cuba
No, I'd never quit on U.S. I would actually try to work for the administration. I do not think he would have any trouble filling appointments with people far smarter and more qualified than I am, which makes the prospect of a Trump presidency significantly less terrifying.
845 UN Plaza's condo declaration has a section about the name. It says "Trump" is a trademark owned by Donald J Trump, that he has granted sponsor a revocable license to use his name, and that the condo must be called Trump World Tower or whatever. Trump can revoke the license if he feels that the condo isn't being run to "super-luxury" standards. No mention of whether the condo can cancel the license.
Then there'd be the expense. E.g., Trump Plaza on 61st has the name carved in huge letters on a piece of stone. Even if they replaced that, all the retail space on Third has the name in big brass letters going down the whole block front. They can't just take a seam ripper and remove the label the way you would with a pair of trousers.
All a moot point, as fieldchester said, since anybody'd who'd buy in a building with a tacky name wouldn't see a problem anyway.
It appears that the largest change will be the Trump family being frozen out of many a society event.
Really now Bill .... zzzzzzzzzzzzzzzz
That name becomes less valuable everyday. Probably be bankrupt AGAIN before it's all over. LOL
Admin2009, I could not agree more. Sadly, that would be about the only thing (shallow I know) that would make them stop and take notice. Everything else is just business.
I wonder if the licensing is the same for the Trump Tower on 5th and the Trump Place on Riverside Boulevard? I think there are differences in the typical resident profile and the branding on Riverside is not as high profile.
240 RSB is still called "The Heritage at Trump Place", but they've removed the T-word from their signage. The bronze plaque by the front door says just "The Heritage". Probably a pain to legally change the name of the condo, while the sign was easy. Unlike Trump Tower, which'd have to get rid of acres of pink marble.
Nope, Don't believe that's true. Search the internet for before photos. there aren't any
Are there any initiatives to unite like minded Trump condo owners?
