DO NOT rent here if you can avoid it. The building's sales office and model apartments look beautiful and for the rents they are charging, you think you're living in a luxury building. But it's all a facade. We have had NO working stove or oven since January 4, 2016. Con Ed turned off the gas after discovering illegal gas work was. Let's leave aside the incredible danger all of the residents of... [more]

Hi Prospective Renters,

I also live in 49 East 34th St. I can say that from the day I moved in there have been problems with the building. Off the top of my head, here's what I can recall:

-The gas situation. From what the building staff told us, the building owners had performed some sort of illegal work on the gas line. I mean, what could go wrong right? Oh right, THAT could go wrong. Con Ed came in on Jan 4 and shut everything down, as they don't really want a 36 story building full of humans in midtown manhattan exploding.

-Both elevators vibrated so badly during operation, the building had to replace both of them. They also stopped several inches short of the floor you reside on, which is a violation, as per the DOB. Not to mention that elevator buttons don't light up, which is another DOB violation.

-Our floors had to be replaced twice because of warping. And these were in rooms that had no direct contact with water.

-Heater/AC units don't work properly. Either they blow out cold air when you need hot air, or vice versa, or they don't turn off. That requires one to turn the entire unit off via the breaker switch. I mean, nothing screams luxury rental like having to switch off your a/c via the fuse box.

-The previous poster mentioned shower faucets falling off...that happened to me as well. As well as all of my door locks having to be replaced bc one jammed with me still in the room. Additionally, the sink in one of my bathroom's wasn't mounted properly and fell into the cabinet underneath it. The builders used shoddy adhesive apparently. Again though, LUXURY BUILDING!

Calls to Dustin Zimmer, the building manager, were met with variations of "We're working on it" or some other BS. Calls to his boss, John McGowan, were not even worthy of a response. He must be busy figuring out ways to do more illegal gas work.

Honestly: It's not worth renting here. The building staff is terrific, but living here has been a waking nightmare populated by management that can charitably be described as imbecilic, which is an insult to imbeciles.

I live in this building as well - the gas situation is totally third world; I had no idea your gas could just be cut off and the building owners could just shrug their shoulders about it and tell you can't cook in your 'luxury' apartment for THREE MONTHS. We'll be getting out of there as soon as our lease is up. I hope others will comment on this board and they have to drop the rent substantially to get in the next round of tenants, since I know most of us will leave when our leases are up (and I still would not advise a friend to rent here at any price).
