Really like the floorplan (though sad that there's no separate kitchen service entrance as you find in many pre-wars in this area), though not all the decor choices are ones I'd make (that kitchen tile!). Depending on how the building permits you to use it, the separate 'staff room' could be a big plus - home office away from the kids, professional practice, etc. Apartment may be a bit dark, as the windows aren't huge, and you're on a low floor on a tree lined street. The facade shows a mix of window and through-the-wall units -- looks like 4th floor are all through the wall, a plus in my book, though I would prefer central air. No interesting views. There are only 36 units in the building, and it's probably going to be a tough board -- I would expect they would want substantial reserves. Still, I like the building (walk by it all the time), and the neighborhood. No opinion on price, and the maint. isn't unreasonable for a smaller building. It would be on my list if I were looking for a 2BR.
