Guys, I've loved the last few days of posting. Get over yourself steve. I believe him." It's what started it all. It's what started the research into how many listings have had their prices cut in the past 60 days - 23%. It's what led dco to find Yet Another Property (actually 2) that on a cash-flow basis sell for twice the rent they can get. Then, of course, there was the now-absent malraux, making grand claims on what the Case Shiller index showed for PRIME Manhattan real estate when - unbeknownst to malraux - 99.1% of all Manhattan real estate is not included in Case Shiller, since it only covers single-family homes. C-S DOES, however, include Alexander Hamilton's house that just got moved down the block. But Aaron Burr was from Jersey, so he doesn't count. And, of course, the always delightful vverain, who claims that mortgages are "constructs." That's meaningful, isn't it? And ccdevi: "amazing what joy people are taking in the downfall of the economy. people on here are absolutely gleeful about the stock market, people getting fired, the real estate market. odd." Don't like the message, shoot the messenger. Did I forget Sneaky Pete? "Steve, your such a dick." And LICComment: "steve amazingly ignores tax benefits to owning and increases in rents over time whenever he sets forth his 4th-grade level analysis of buying vs. renting, even though he has been called on it over and over again." Yes, the tax benefit. I forgot. [less]

I love how are on here all day and had all this time to write this, it shows that you truly care. But I also noticed in this post that you still didn't mention, once again, that you were wrong about the size of the unit at 195 Prince... do you think I'm going to let that go after you so stubbornly defended your unprovable numbers? Get out of your mom's basement and get a job. Loser.

Well then why don't you admit you are wrong? It's so pathetic and cowardly of you that you can't admit that you were incorrect.
steve, just stop, for the love of all that is holy. I tend to agree with your points of view more often than most of these guys, so it's not the information/opinions that you're presenting, it's the non-stop baiting, name-calling, and generally patronizing commentary that has overwhelmed this board. Yes, I know, sometimes they do the exact same thing (some are worse than others), but you've become the common thread here, so I'm asking you to stop for the rest of us who read here and have seen less and less practical use from it. Por favor.

Actually, flmd, I probably won't be around much this w/e because my mother let me out of her basement and she's coming to Fire Island with me tomorrow through Monday.
But I actually enjoy much of this - it keeps me away from what pays the bills, this week it's money laundering in Mexico.
flmd, if you read what I wrote, it's not about what he's saying, but how he's been saying it. There is a distinction. I'm all for opposing viewpoints and lively debate, but this is something else.

Steven, if you rent in your mom's basement that is really creapy. In Chelsea? It is only those young boy NAMBLA people who do stuff like that and they should be in jail not in a basement, so if you aren't please don't joke about those things you could get arraested.
Keep it coming stevejhx - I admire your tenacity. You've taken a lot of hits and you're still standing so I think you are a guy who "feels pretty good about himself". Thats all that counts in the end.

SO True. Well put... especially that part about how this housing ponzi scheme is no different than all the other bubbles in the past, from Tulips to DotBust.
Funny thing is, we've seen this already in other message boards where the downturn has already hit the fan... arizona and florida. I don't expect anything different here, and things are morphing in the same way on this board... just delayed because Manhattan will be the last bastion of the past decade's greed to fall.
It's quite ironic that this will the last place to fall, since this is where all financial engineering that fed this bubble happened in the first place.
If you don't like what Steve writes, try the "Ignore this Person" feature. It makes StreetEasy a lot more enjoyable to read. I've also used it for Steve acolytes as well. It works wonders!
Its official - Steve has posted over 10,000 times on this board. 100% of his posts where naysaying and shooting down real estate opportunities. Steve has not once posted how he thinks you can make money in real estate.
