Love Love Love this building!

Just moved in a few months ago and love the original concrete floors, gorgeous sunset views and how surprisingly quiet it is for being on 7th Avenue. Really nice to live in a building with only five apartments on each floor; feels very private and exclusive. The other people I've meet who live here seem very friendly. Staff is great and love that they accept packages and deliveries. And four laundry rooms makes the chore of doing laundry a snap. Has made living in Manhattan so much easier. Currently renting but will definitely consider buying in this building = )

You have an odd frame of reference. What kind of building of any means doesn't do this?

Glad you love your building, nice to hear. Doormen do make NYC living a lot easier and safer. Enjoy.

If you work for the Dept of Buildings how do you not know that Local Law 11 does not require ALL buildings to be inspected but only those 6 stories or more? I guess this is why there are open violations in my buidling which are described as "Dangerous Places and Things" for almost 2 decades and the Dept. of Buildings refuses to do anything about it.

I bought in this building a few years ago. Its a great true loft building. The staff is friendly and very helpful when you need them. The fire was the first EVER in this building and it was an old extension cord. The building is New York loft living… I love it. Views are great, location is very nice and all in all its is a super value for the Chelsea market.

NewYorkNative and nycnycapts - recent plethora of posts from these two new posters...an identical comment in mulitple threads from NYNative - don't want to accuse them of being disingenous, but almost seems like a desperate attempt from a broker to try to sell the PH's that have been languishing on the market...happy owners don't necessary feel the need to comment on obscure message boards...just saying

No offense, but to the first comment - how does someone who works at the NYC Dept. of Bldgs afford to buy a unit in this building? The cheapest unit is still $5K in monthly mortgage + maintenance. You need to be making in excess of $300K to afford that. Don't think any public sector job pays that. Unless the partner makes the big chunk of the money of course...

NewYorkNative thank you for your kind offer. The building(s) are 19, 21 and 23 West 9th St (separate certificates of occupancy). The basement space if a restaurant which is "granfathered" in as commercial space even though it is against current zoning. ( There are illegal extensions built on all 3 buildings (which have previously been issued violations and never corrected. There was even an arbitration and a ourt order ruling that they needed to either legalize them or remove them, but that was ignored). Since the buildings have separate C of O's they are supposed to have 3 hour rated fire doors on fusible links between them, but don't. They also don't have 3 means of egress each. They are running as a nightclub but nnly don't they have a Cabaret License, they don't even have a current Public Assembly permit (If I remember correctly they applied for one in 2007, were denied and didn't bother reapplying). I'm not going to list every single thing here, but I am sure you can look in the BIS to see the history.

BTW It is also totally not ADA compliant. They like to claim everything that is wrong is "grandfathered" but they have done 3 major renovations since 2000 (most of the work not filed). They also should have lost their grandfathering as a pre-existing use when the space went vacant for more than 3 years back from ?2002 to 2006?

Did I mention the gas piping they buried in the floor around 2000 to make gas fireplaces which they didn't file for?

Red flags abound. I'm glad that the selling points here are that staff are willing to accept packages and that the building has dealt with it's hazardous fire issues.

Looks like true desperation on the part of a broker to sell a lemon.

I am not a broker but I do live in the building. Its great for me… I enjoy the style of this building and looked into units for years before buying so this is not a fake posting as mentioned before. There are plenty of buildings in NYC but not a ton of loft condos in Chelsea…. if you don't like this building there are other choices..

I live here, love building location, high ceilings etc. perfect for a renter, but I'm not sure I'd buy. The management company has one of worst rating in the city (I've had some first hand experiences). When my contractor came to fix something, he was initially interested in building, then he took a look at the exposed wiring..etc near fire escape and said it was really poorly done and potentially dangerous. Also, depending what unit you are in, some folks have heating/radiator issues. I've been told by a neighbor that her wall actually hot (and paintings fall down because the nails don't hold)

Now the old PH unit D is being marketed as "22D" with a $50k lower ask. Another desperate attempt from the brokers after countless price chops (original ask of $2.25M now down to $1.55M). Offering a tax credit to compensate for the ludicrous monthly tax bills was a decent idea, but buyers are not going to budge at the current ask.

High maintenance costs should not always be problematic. The common charges are in line with market but monthly tax bill is way out of line, it should really be no higher than $1,500 p/m. Savvy buyer will do the math on what an extra $700 p/m in mortgage payments could get you, subtract that from the current ask - and there's the market clearing price.

Taxes do seem absurdly high to the unit(s) footages.
The amounts resemble what happens at the end of a ten year tax abatement on a new development .
