Architect Fee

What is the typical schedule for a very good experienced architect (but not famous) who will also provide interior design (custom millwork, closets etc, excluding furnishing) services? Construction cost $100k, $200k, $300k. Thanks.

This link suggests max 15% for the smallish numbers for remodeling I am talking about. Realize large projects will be lower.

It really depends on the size of the project. Many want 15-30% of the complete project in Manhattan.

We interviewed 10 architects for our project. The range was a flat $45k fee to 22% of construction costs. This was for soup to nuts - drawings and project management. It is not cheap.

Do you have an idea for what a reasonable all in fee should be for Schematic Design, DoB Drawings, Design Development, and Construction Documents in Manhattan for a 1600 sq foot 3 bedroom 2 bath? Does 18000 sound reasonable?

Verse, for drawings, co-op and DoB approvals, expediter fees, final sign off on an apartment of similar size, we were quoted around 16000. DoB fees excluded. This seems to be the minimum set of services you need from an architect. There won't be much design development, in that finishing materials won't be specified, and no 3-D renderings. For that we'll need a designer, or a D&B firm.
