Another "maisonette" that the C of O probably lists as medical office which means unless your an MD using the the unit as an office to practice medicine, you are in violation of the C of O. The fact that the board says it's ok is only relevant to the extent that the board can't remove you for using it illegally, but any passerby can call the city.

I don't understand how this harms anyone, so I cannot imagine the city devoting any resources to this issue. Can you tell us what public policy use of former medical offices as residences offends such that you highlight it in any building where you see it? In other words, who is harmed? Why do you care? and more importantly, why should we care?

Einstein, Are you a doctor who is frustrated by high prices of these doctor's offices which are being marketed for use as residences or simply complaining about high prices of stuff you would consider buying as residence?

We have a rule of law in this city and in this country. You ought to know better what happens when parties unilaterally decide that they want to disobey the law. Who is harmed - we all are. Who cares - maybe none of us do, but we can go to the next thread you post about the Beekman Regent that none of us care about either.

Saw it this weekend. Layout is more or less as is, but it needs substantial work to make it a residence. No bathtub, no stove, etc. Seems like it's not for everyone but could be a good fit for the right buyer assuming you can do the work involved and don't mind being on the first floor with windows facing the street.

@fc - I suggest you ask one of your children to explain the concept of civil disobedience to you. You might want to revise your statement in light of such an explanation. If not, we can add this to the "agree to disagree" list.

first floor Dr. offices are extremely plentiful as few doctors have the type of independent practice that can benefit from ownership. It's a great place for those who hate heights, those with religious convictions which prevent elevator operation on certain days and those with exhibitionist tendencies. You can really drive these prices down.
