Does anyone know how likely a special inspection is required during a gut renovation of a co-op apartment? How much does it usually cost? The renovation will include removing and building walls, moving kitchen and bathroom fixtures. We talked to two architects, one is registered as a special inspection agency, and covers any possible special inspection. The other does not. So I'm trying to understand how to price this coverage. Thanks!
i do not know the answer but i would call an expeditor
Special Inspection is not a random audit type of thing, it's a third-party check on specific aspects of the job as required by current building codes. Either architect (or an expeditor) should be able to map out for you which aspects of your specific job will trigger special inspection requirements. Also verify that the one architect is permitted to perform special inspections on jobs they've filed -- my understanding is it's supposed to be a non-affiliated third party, sort of like how appraisers don't work directly for mortgage banks anymore.

5. Can the Design Professional of record perform Special Inspections for a project (s)he designed?
Yes, as long as the Design Professional is working for a registered Special Inspection Agency and as long as being the Design Professional of record is not a conflict of interest. The registered Design Professional of record must not engage in any activities that may conflict with his/her objective judgment and integrity.
Great, so you just need someone to advise you, based on your specific scope of work, what special inspections might be required.
