The mirrored wall is unspeakably tacky.

And the mirrored wall is a big problem? I think it's easily resolved.

I think you know that people don't want to buy an apartment with purple walls or teal carpet and repaint or tear up carpet or tear down mirrored walls unless the price warrants the hassle. Who is going to look at this apartment and think "wow just what I wanted, mirrored walls that don't distract from how small this apartment is".

Beauty is in the eye of the beholder? A neighbor had a wall of mirrors installed in his dining room to expand the view of the river. When he sold, the mirrors were cracked. The new buyer put in a new wall of mirrors! Meanwhile, I had a relative who went crazy because he landlord would not take down a wall of mirrors similar to the one show in this apartment. She learned to live with it because it cost too much to remove the mirrors and resurface the walls.

The seller likes it and thinks it's a selling point, makes a small studio look bigger. To each his own.

Does the seller like it? Perhaps, although it's just as likely they think it's tacky too, but they have better things to do than finding a contractor, alteration agreement, repainting, etc. Could easily take up a few weeks of one's life and many thousands of dollars.

I'm not refuting that *some* people like mirrored walls (clearly they do), just the assertion that it's "easy" to resolve for those that don't.

As a buyer I will say it's stuff like this that drives me away from re-sale and towards new construction. The buyer doesn't want to deal with the hassle either upon moving in and/or will factor that in to any offer price. A seller who wants to get the best price should really focus on the least offensive, most generic decor they can muster before putting their place up for sale.

For 3-5k you can remove the mirror and refinish the wall. No permits needed.

Very small apartment, along with small price for Manhattan. Mirrors help is you are going to living in a very confined space.
