Is there something I am missing about this neighborhood? It seems like it should be a little more in-demand but I don't hear a lot of people talking about it. There are a lot of beautiful houses. The subway and services are good. Even though it is not cheap, it seems like a deal compared to other parts of Brooklyn. Adjacent Midwood is a little less interesting and further form the park but still not too bad.

It is and has been an very nice neighborhood, actually quite unique. I have also been surprised that it has not seen the kind of expansion we have witnessed in other parts of the borough. We are currently working with a few buyers that are looking out there and things are picking up (lost a highest and best last week on a co-op just off Cortelyou Road/18th street). The real hidden gem are the beautiful large Victorian private homes just a few minutes off of Flatbush avenue. Many had become rooming houses however some are being renovated. Michelle Williams just purchased a home here, maybe she'll do for Ditmas what we saw happen in Boerum Hill!?

What it is lacking is new construction, however there are many nice prewar buildings and a few 70's era doorman buildings scattered around the neighborhood (See 1818 Newkirk ave). I would call the neighborhood stable with many happy long term residents, new people moving in and in my opinion a lot of potential. If you are looking for an affordable good old fashioned Brooklyn neighborhood, not trendy however very livable ; Ditmas, Midwood may be a place to look. Don't forget about Kensington as well...

I like your thoughts, Keith. Thank you. It does seem really stable compared to other Brooklyn neighborhoods that are characterized by transformation and gentrification controversy. It seems the land marking efforts are keeping new condo developments out. I wondered if that lack of new development is keeping this neighborhood under the radar.

I thinking of putting an offer in on a 3 story Victorian with a garage and yard that costs as much a 2 bedroom apartment on my neighborhood. I don't see any drawbacks but am surprised no one seems to know where it is much less thought of moving there.

Luke warm. But still a wonderful place to live, in my opinion a great neighborhood. Certainly some great values relative to other nearby neighborhoods.
