"Affordable" conversions moving slowly

Magnum was heavily marketing two new rental to condo "affordable luxury" conversions as rare availability in the price point and on track to sell out by the end of the year. There would have to be some serious pick up for these to sell out by year end. too far east, inconvenient locations
NYC Storm Zone 4, not much amenities...
Both buildings have gyms, doormen, common roof decks or patios, and one has a kids playroom. What other amenities do you really need, esp. at that price point? I agree locations are inconvenient. Also RE taxes and common charges are no bargain, impinging on the "affordability" factor.
Swimming pool!
I feel like people looking for a 2 BR under $2m are willing to forego a swimming pool. There are plenty of gyms you can join around the city that have pools. I personally, would rather not have a pool in my building that I might use only a few times but have to pay for in my common charges every month.
