Trying to convince you to take any offer, trying to get you to price as low as possible, trying to get you to spend a small fortune on improvements for the sale...the confrontations go on and on. You get all this! for the low price of 6% price of your home. Only $60,000 on a 1m home. What a deal!......unbelievable.

Hi Steve, agree it's pretty unbelievable the conflicts of interest in this industry. We see it everyday. If you're selling your home why on earth would you entrust all flow of information to someone who has OBVIOUS conflicts of interests in helping you??
This person who is receiving all of these offers and inquiries "for you" only cares about selling the home as fast as possible to get paid. The listing agent does not care if you sell for $10k more, she's rather it sell for $10k less but faster so she can get paid! That $10k may mean a lot to you the seller, but it means nothing to the agent. 6% more commission on $10k additional sale price is insignificant compared to the total sale price for the agent!
It's incredible why people still sign up for this abuse. Moreover, the listing agreements typically stipulate that you have to pay 6% as long as a "ready, willing and able" buyer is found at your listing price. That means even if you decide to back out you still have to pay 6%. That's why agents always harp on how important it is to set your listing price correctly. It's so they can get at least one offer at the mutually agreed upon listing price so they can legally compel you to pay up 6%!!
Really unbelievable. I'm a former industry insider but am done with it. It's all changing now anyways it seems.
