Discussion about Horizon at 415 East 37th Street in Murray Hill
My honest opinion about the building. I own my unit since 2008. The building has become too children friendly in the past few years. The board is spending too much on the playroom that attracts families with pre-schoolers. We used to withstand luxury building standards, these days trailer park is the motif. My honest opinion about the building. I own my unit since 2008. The building has become too children friendly in the past few years. The board is spending too much on the playroom that attracts families with pre-schoolers. We used to withstand luxury building standards, these days trailer park is the motif. The ambiance of a NYC luxury condominium residence is destroyed. This is a far cry and further erosion since this building was listed several years ago by the newspapers as one of the ten most luxurious buildings in Manhattan. I love the neighborhood and I'm considering selling my unit and moving to better building such as the Manhattan Place or Tudor Pl. Financially the building is not stable, last year board wasted 40K in legal fees on the ill-advised, bike lane fight against city hall. Just because some families would like to unload their strollers and endless groceries right in front of the door, crossing the bike lane, 6 feet away, is not good enough for them [less]

Have you listed your apt to sell yet? Has the value increased more after the board made it more family friendly relative to other less family friendly condos in the hood?
Hey neil, seems to be happening all over the city. Years ago couples moved to the suburbs when they had a child, today they move into bigger apartments in the city along with their 1, 2 or 3 children. Buildings are flooded with kids where as it was primarily couples , singles and seniors. Lots of noise, playing in hallways, and everything else that goes along with being a kid.
No matter what has happened since 2008, the building couldn't be "one of the ten most luxurious buildings in Manhattan" any more because of the change in the standards of what "luxury" is have been since the building was built in 1989.
30y is right. With PH43k listed for 1300 per sq ft with nice views but 8 foot ceilings, the building only qualifies as affordable luxury. Anyway, do not understand the beef with children. They are future tax payer who will pay for our medicare and we were all kids once. Looks like people living in this building are not bringing up their kids on tax payer's dollars.
