How would you price this apartment? It seems extremely unique in terms of configuration, location, building, and outdoor space. What comps could you use? It seems a bit high to me. http://streeteasy.com/building/11_15-east-70-street-new_york/5c

It is obviously high, as there are no takers. It is a full gut (no kitchen or bath pics?), and not really usable as a 2 bdrm. It is a large 1 bdrm with great outdoor space, accessible only through the bedroom, and $7K monthlies. Pretty limited market (given that there appears to be only a twin bed in this bedroom, it appears to be a unique owner). 5A, a smaller, less desirable floorplan with less outdoor space in the same floor, sold for $570 in 1995 and 3x more, $1.7MM, in 2013 (would have been nice to combine these apartments). This apartment, bought for $1MM in 1998, seems to have a way to go in the price chopping.

Unique with unique negatives as in 1 bedroom for the size and price.

$4mm max. Where is the 1800 sq ft if you exclude the terrace? Excessive terrace space is useless without at least one more bedroom. Unless there is a way to combine with some other apartment, in which case perhaps more.

I think part of the issue is that having this much outdoor space doesn't add as much value as one might think. Partly because it's attached to a relatively small apartment and partly because you have to walk up 2 flights from the lving room to get to the larger of the outdoor spaces. If it had half the outdoor space i think it would have approximately the same value.
