Sure does. Not sure why they devoted 30% of the square footage to the master bedroom.

Looks nice, and I realize in a city of billionaires a $7.5MM apartment isn't the fanciest or the biggest, but you'd think the person living there could at least afford something to put in the closet.

I SUSPECT they change the apartment's name so buyers can't easily see the history of listings and sales. Very nice : ) What do you think?

Haha!! Real property is not regulated like securities. In addition, broker does not have obligations to the seller to provide listing history. They do not even have to state the correct square footage in the listing (pet peeve of mine but unfortunately no law in NYS against it). If you like the apartment, your attorney will do the due diligence including exact apt number and square footage as per the offering plan.

Haha what ? They're licensed by the state and they purposefully misrepresent the name of the with the seeming intent to mislead and that is ok for a licensed professional? I was told the large firm prohibit the practice of renaming a property like this seems to be the case.

It's listed at Douglas Elliman, and they're one of the 'large firms', so either your information is incorrect or the listing broker made a typo when entering the apt #. Would anybody who knows DE's policies care to speak up?

Can you please post excerpt from the law which prohibits that?

While you are at it, find the excerpt of the law which says square footage has to be correct. This is where the most egregious false statements are made. You can see some of my posts on square footage inflation beyond reason.

I am genuinely very interested in this.

Michael,

What you may be missing is that you do not sign a contract without an attorney who will review condo offering plan. The contract will specify exactly what unit you are buying as per the name in the condo offering plan. Change of apt number is hardly misleading as you will know exactly what you are buying before signing the contract. Otherwise the contract may not be valid.

Told me a broker who works for one of the big brokerages. General adverting law - you can't be intentionally misleading. I'll get to more specifics next week or two. As to sf, yea... the brokers lie like a rug.
