Have you considering just buying a home and being your own landlord (or lord of the land)? Sure your costs can be variable (maintenance, repairs) but at least you don't have the prospect of your rent being raised without your control.

If you do decide to buy. Do some research first. Make sure you get a broker commission rebate (http://www.hauseit.com/how-do-i-get-a-buyer-agent-rebate-in-nyc/). Understand that having a buyer's agent is free to begin with. Use StreetEasy to search online. Have a good real estate attorney.

Coop and Condo Boards are worse than most landlords.

Landlord threaten to sue live in super and residents. Hot water and heat went out in the middle of the blizzard (January 2016). Management not motivated to take action.

The landlords at 15 West 64th Street are criminals. They never returned our security deposit from 2 years ago. We took them to court, easily won, but the have completely stopped returning emails/phone calls. Do NOT trust this management and landlord. They are known to change their LLC.
