Thoughts on inventory in BH for a 3 bedroom? Wait until Spring?
Are you planning to rent or buy or haven't decided yet? I don't really know about renting, but I was a buyer in this market a few years ago, and IME it won't get better in the spring. Well-priced properties get snapped up almost immediately whenever they hit the market, and this category is buy and hold.
Looking to buy - just not much inventory in the 2-3mm range for 3 bedrooms
Alex is right. I presently have several Brooklyn Heights clients, including a couple in the 3br market, and this is perhaps the tightest submarket in NYC. It is such a desirable neighborhood and there is simply very little available at entry-level 3br budgets. Generally speaking, everything properly priced with reasonably broad appeal will sell immediately. One of my clients was recently outbid on a very small single family that had 9 bids after the first week and ended up going to somebody who blew all other bids out of the water. My suggestion would be to keep your eyes on the market – it doesn’t make sense to wait until Spring.

@Dan what do you consider "entry level" budgets -
rent or buy, Curious why looking only in Brooklyn heights rather than other similar areas in BK such as Park Slope, barclays center etc?

For a 3br in Brooklyn Heights, your minimum entry point will likely be at least $2MM.

Odds are that in the Spring any increase in inventory will come with a corresponding increase in buyers.
Ever considered buying multiple apartments and doing a combination?
We bought two 1br's in 2008 at 135 Henry St and combined into a 1br + study. In 2012 we then purchased another apartment one story down and turned it into a massive master bedroom+bth+closet with an internal stairway.
Love where we lived now and wouldn't change a thing. Basically if you are waiting around for perfect.....you might be waiting a while.
Dean's suggestion is very reasonable if you have the time for major renovations. I purposely looked for an estate sale priced to reflect the need for a gut reno, and now I have exactly what I want after spending far less than the current market value. Several other residents have done combinations with adjacent one BRs as well.
I tend to find combined apartments are "frankestein" - a bit disjointed - not a great flow -
Agree with rent or buy. Also, even in large sf combos, the kitchen often remains the small galley of one of them
