Discussion about 330 East 57th Street #11
Curious why it has not sold. Price looks fair. Thoughts?

Could have something to do with the $4,200 a month CC and Tax, along with a non traditional layout. Nice apartment though.

$4200 is not high anymore for a full floor 1900 sq ft apt. Most new condos are close to $2.5 per sq ft per month.

I'm not aware of new condos but coops generally have maintenance of about $2 a sqft, give or take. I thought the advantage of condos were their lower carrying charges.

Condos have higher taxes now vs a similar sized coop. You are indeed correct that condos used to be lower carrying charges vs coops due to a lack of mortgage but tax differential has more than offset that.

Because of the way NY assesses property (by law) in general the newer the building the higher the taxes.

Lousy neighborhood. Worse view. Low ceilings. Stupid layout with those two hallway-width bedrooms.

Noisy location on 57th St, north-facing with no view. Low-ish floor apt won't have much light after dawn. Concur that BR 2 & 3 are ridiculously narrow. I'd rather live in the building to the west.

Agree 2 and 3 bed rooms a bit narrower than usual but long enough for sufficient space. Perhaps a lot of wasted space. But I think the price reflects that.

Inelegant layout typical in small full floor units: 2 very narrow side-by-side bedrooms and master facing sort of air-shaft. Plus like a third of the units in the building on the market to compete with it. And if you are going to be on 57th St you usually get a fairly spectacular building to make up for it (think The Osborne, etc.)

$2.20/sf tax and cc's is decent these days .

Condo ranges are $2.00-$2.50/sf
Coop ranges are $2.00-$2.20/sf

Anything more would be a tad pricey
Anything less is a bargain

That is what I have noticed for condos/coops with doorman.
