Makes sense. For an important and expensive personal transaction, use something nobody else has ever heard of let alone used/

@SammyM : you seem like a really nice guy but everything you say is incorrect:

1) the transaction you mentioned above was closed by NestApple.com, click on the profile of the broker to see the company she belongs to. Or check linkedin

Looks like amateurish BS. Sorry, but discount brokers aren't exactly new around here. Same problems they've always had.

Listing agents here in NYC are too smart to get conned. And so are consumers. Sorry.

@ luxury broker : You belong to the past, you seem scared and aggressive, and probably still go to video store rentals to get a movie?

This concept is what uber is to taxi drivers, and cell phones are to telephone booth. I keep being told that "this is the way it is", "tenant pays the fee", and "15% is normal"... well maybe not. Brokers should not get paid 2 months of rent to open the door of an apartment or 6% to take 3 iPhone pictures and put on Streeteasy. It is about time and these people just get it. By the way did you know that the NY Attorney General officially encourages all brokers to do what NestApple / Hauseit / DirectRealty / Jema Realty and a bunch of others are doing (charge less and give money back to consumers). For some reason, I have not seen much realtors doing it. Why is that?

The industry has changed. The clients have changed but the brokers have not. Technology has changed the way business is done in ways that were unimaginable a decade ago. Experts say that residential real estate practices should adapt and evolve now that buyers and sellers have unlimited access to property listings and other information that was once hard to get.

Twenty years ago, brokers were receiving apartments listings over fax, had access to information not available to the general public and were considered to have an insight into the business. Brokers are still useful and play a major role in real estate transactions however it is realistic to say their role has changed and should, therefore, be reflected in the commissions they receive. The high fees are not coming from a lack of competition either: with 26,000 brokers in New York most of them do not close a deal per year and most new agents do not renew their license after 2 years. In New York, my personal theory is that the industry is actually LESS competitive than it looks. In Manhattan, a few successful brokers handle most high-end transactions. This selected group set high 6% fees, which lure ever more people into the profession. To put matters in perspective, an average agent in Britain closes 40-50 deals a year, compared with just seven a broker does in the U.S.

benolielg - for what it's worth, I agree with the general theme of your message, which is that the broker model should change given the current technology and market dynamics; and ultimately it will change. Brokers have been incredibly fortunate for it to have held on as long as it has, and I think that the various TV shows around the sale of homes and following brokers has helped, but I don't see this continuing in the long run. Some brokers have very wisely chosen to try to get ahead of that curve (e.g., Keith, who posts on this message board), and I suspect that they will accordingly earn additional market share.

benolielg - just curious, are you even licensed? Your wife is, but does your employer Societe Generale know you are doing this on the side?

So the theory is to yes trust you to handle someone's home purchase, because your wife has a broker's license and because you are being extremely spammy on the internet (buying fake social media likes from Bangladesh are we?)

Yes, all of us regular brokers who hustle day in and day out are your enemy. We get it. We work hard to get listings and offer to split them down the middle with our fellow brokers who bring real buyers. And yes you will just come and collect half our commission right? After insulting us?

NestApple - the masters of buying social media likes from click farms, paying for advertorials, fake "news" videos ordered for $5 and other shortcuts.

I'm sure when we Google who you are we'll be thrilled to cooperate. If and when you get a real client who falls for this. Good luck!

Luxury broker, Why do not you focus on building your business rather than disparaging another broker who has a website and is willing to disclose their identity? Usually brokers on this board brokers disclose who they are. It would have been a different story if you were an unhappy client of nestapple or has a friend who was.
