This listing has numerous big issues. 1st off, it's really a 2 bedroom, NOT a 3 BR. The Living Room Space is relatively small which means that it's very unrealistic to expect that the Dining Room, as can be seen in the pictures, will be converted to a 3rd bedroom. 2ndly, Apt 9C is most definitely not worth $2,146/sq ft, as can be seen from similar comps. Plus, the square footage seems exaggerated, as can sometimes be seen in newer buildings.
Net/net, this apt should sell for around +/- $3 million. $3.8 is dreamland.

Curious why you did not buy this. Or do you just want what you can have at your price per sq ft?
Are the dimensions wrong? Because I don't see how you can call a 25'x17' LR small.

I think they're talking about the 'home office/den' as the convertible BR. As it certainly could be. Plus there's a premium for full river views and the unit looks to be in excellent condition. Asking price looks on-point to me.
Sold for $3.675 in 2014. Good luck getting it for $3mm.
