How much are the move in / out fees? In a couple of condos I know, they are 250-300 each but charged upfront.
Definitely NOT a renter friendly building . They wanted a 20 page document from the renter, with all kinds of info (who was the renter's lawyer, accountant, etc), wanted the renter to pay for a background check (not a credit check) on themselves, using only the company they wanted to use, move in fee based on size of apartment, non refundable - I think it was $500 for a 1 bedroom.
This was about 2 1/2 - 3 years ago.
That is pretty typical. Most condos charge appx $150-200 for a background/credit check (fee goes to managing agent) even though it does not cost much. In addition total appx $500 for move in+out fees (fees go to condo typically) and $150-200 for application processing fee (goes to managing agent). So total cost to renter is appx $700-$1k.
Several condos I know of are now charging fee for renewal of existing leases. The only processing they are doing is cashing the check.
Move in/out fees (remember you pay this TWICE) for this building are:
Studio $1125
1br $1500
2br $1800
3br $2100
Plus a $1000 deposit.

Indeed. NOT a renter friendly building at all. The foreign condo owners in this building are notorious for renting beige palate furnished/partly furnished apartments as a foil for withholding security deposits; and the board will charge you $4k for this privilege. Renters best look elsewhere.
