Is it possible to enclose a condo terrace while adding heating and cooling - essentially add interior sq footage - assuming additional FAR is available and condo board does not have any objection? Thank you.
300, I feel certain there is a zoning issue here especially if terrace has an entrance door as you would be effectively adding a room. That would probably trigger fire code and egress issues and would most likely require a building permit.
I once made an offer on an UES penthouse coop that was originally a maid's room but later expanded to a studio apt. The C of O posted in basement showed only a maid's room so I passed.
ximon, this is for BK townhouse 4th floor condo unit where one of the units has a terrace at the back. FAR is fine. Landmark likely ok. Fire codes approval will be needed but egress no issue as 3rd floor goes all the way back.
So it looks like you need condo approval, building and electrical permits, fire dept. approval and maybe a revised c of o. I have seen a few townhouse units with such improvements but never checked if fully permitted. Not guaranteed is all I will say.
