Discussion about
My brother-in-law is looking to sell his co-op. He used to have extremely noise upstairs neighbors who would host parties and was generally just noisy. he complained about them multiple times as written on the board minutes. Recently it’s been addressed via compromise, for the most part—they’re still on the noisy side but very quiet after 11 pm. He’s interested in selling but curious how it will effect him considering it’s only been a couple months since this has been addressed? Will most buyers walk away after learning about this?
Well if it's in the board minutes then any reasonable buyer's attorney will discover it when he or she makes an appointment to review them. It's then up to the buyer to determine how much he or she will care about this issue that may have already been resolved.
Not the end of the world and no there is no set time for when you can sell. You can sell immediately if you'd like. But since it's in the board minutes, there's really no hiding it now. Are you considering a flat fee RLS or agent assisted FSBO option through Hauseit?
Do some research on NYC closing costs and what due diligence is (what buyers's attorneys will review) before you begin this process. You'll want to make sure that flipping is worth it!
General rule of thumb re: noise complaints is two years.
I would not want an apartment with a history of noise complaints from the floor above.
Depends on how picky the buyer is. If you're allowed to sublet maybe it won't matter for someone who only wants to live there for a couple years. Def worth a shot to see if there are any bites.
When do you want to list?
