I recently had a client ask if I(leasing agent) could apply a portion of my commission to reduce their first month rent. For example, apply $500 of my commission to their rent as a concession to close this rental deal. Has anyone ever encountered this before and if so are there any tax implications or restrictions? I'm presuming I could just ask the landlord to not pay my portion of the commission and apply to the rent? Any advice would be greatly appreciated.
