1st, this place is advertised as approx 1,600 sq ft. Reality is that it's closer to 1,000 sq ft. So, asking price of $3.2+ is over $3,000 per sq ft. For this hideously ugly apt. Windows have no views or light. Other apt windows are feet away. Finishes are very old and ugly, in every respect. Would need a total reno but nobody would want to spend $ on this place because the "bones" are terrible. Anyone paying more than $1.8 million for this place is insane.

Ethan, How do you calculate the square footage? Are are just adding room dimensions? Are are adding interior and 50% of exterior walls or 100% of exterior walls?

Judging by the photos, nothing wrong with the finishes that a skim coat and paint job couldn't fix. Other than the kitchen reno, it looks to be relatively untouched, which is a big plus in my book, as I'm not paying up for somebody else's decor which I have to pull out. Easy to either restore or update to a more modern aesthetic (though the 1930s look of the building is pretty great by itself). Bathrooms probably need replacing (based on the fact there are no photos in the listing), but the 'bones' are excellent: good separation of public and private space, proper entry area, good closet space. It's not a significant 'view' apartment, but I don't hate what I'm seeing from the photos. Better than many other listings. But yes, compare to unit 5Y which is being offered for $2.3m.
