Does anyone know this building? Why the listing prices are always higher than other buildings nearby?

Newcomer, While I do not know this building, prices seem reasonable. Can you please post a link to the listings you are comparing along with what you estimate as square footage?

3D is 240 east 55th st is renovated and seems bigger than 2g which as per the listing needs kitchen and bath update. Beyond that you have to go and see.

Also 240 east seems to have flexible rental policy.

Can't comment on the building but I know the block and the building sits directly next to the huge garage entrances for the FDR post office which takes up 3/4's of the block. Wouldn't be on my short list for blocks I would want to live on in the East 50's.

I saw several apartments there a few years ago, in general prices are reasonable. Its true that the block is dominated by the FDR post office and lacks a residential feel, but, on the other hand, closer to midtown, the whole foods, 53 st / Lexington Ave subway than many other turtle bay / midtown east buildings.

The gotcha for me was that this building had a complicated part-time doorman situation - I think just one shift in the mornings, and not every day of the week. Seemed like basically it wasn't enough to guarantee there would always be someone there for package deliveries, and in many ways the worst of both worlds - higher maintenance than a non-doorman building, without the assurance of having someone there for deliveries regardless of when they come.

RealEstateNY & bryantpark, thanks for commenting on the FDR post office. My broker took me there once during evening and I did not pay attention to the building next door. Now, I understand why so many garage doors (All doors were closed at that time). It must be very noisy for those units facing 55th st.
bryantpark, also thanks for mentioning part-time doorman situation. I did not like that block but went there just because this building allows W/D in the unit (not easy to find). Do you know anything about building financial?

NewComer: Don't get me wrong, I'm a big fan of the East 50's, due to it's convenience to all things midtown and the upper east side. I particularly like the area south of 57 Street and East of 2nd Avenue, much more residential with lots of mom and pop stores along 1st Avenue. Best of luck.

Check out www.urbandigs.com You van really dig into the charts and get some very specific information on pricing, neighborhoods etc.
