Prices in "East Village's Greatest Building"

1 bed room for $4475. Let us call it $4k if you negotiate or with free month/s rent. Still way too high. You can rent in 300 Mercer for that price. Why would you go to some of the least desirable part of the east village?
3 br at $12K!! That is certainly not the market. Call it 1500 sq ft including exterior walls common area allowance etc. Market is probably not more than $5.5 per sq ft factoring in new construction etc.
And you can get a 3 bedroom/ 2 bath pretty much across the street for $6,500. Is the up charge for a new building with amenities close to 100%?

This studio with a patio rented at $4,110 - considering that's the net effective rent with two months free the actual lease is $4,795 (which is what they will use when it comes time for renewal).

It looks like they have rented 16 out of 106 units in 2 months on the market. At this rate how long will it take before the building is fully rented?
