Discussion about 262 Central Park West #4D
There's almost always a price for everything but who in their right mind would ever pay anything close to $3 million for this place.....where neighboring apt windows are literally within feet of this apts bedroom windows. Insane. When this place sells, it will most definitely have a "2" at the beginning of the sales price.

I took a client to see this place a few weeks ago and, while it is a very large apartment with a great layout, it needs a lot of work and is challenged by the low floor/courtyard view. Building is great though and one of the better buildings on CPW, but I agree that it is probably still overpriced at current ask.

From the listing photos it doesn't look like it needs that much work?

I think it will sell with 3 handle as there is not that much supply with low maintenance of convertible 3 bedrooms.

Could sell around $3mm or just a tad lower though dropping the price every month or so does not seem like a solid marketing strategy.

I can see it going for around 3, though the price-whittling is indeed a dumb move. Better to price it correctly at the outset. Otherwise it'll linger with loser stink growing stronger by the day. No one wants to catch a falling knife.

Nice building but north of 86th especially on CPW has always been a “no go” zone for many buyers.

I think the "North of 86th St" stigma has greatly lessened in recent years.

I know the 86th Street barrier still exists because I sold a unit a few years ago that mostly attracted people already living n the area. But yes I am sure the stigma has lessened.
