$2,200/sq ft for this place is ridiculous. Everything in the apt is very dated and requires a major renovation. The bathroom is beyond hideous and the kitchen looks older than its age. This will cost in the low-mid 6 figures but there are qualities of this apt which are not changeable. Most views face North and lack any direct sunlight. The windows facing east are close to high rises next door and I'm sure block any eastern light. Factoring in the cost to renovate, this place will never sell above $2.8 million.
Do not know about the price but every thing seems in good condition except some one may want to open up the kitchen and get new appliances at this price point.
Does not look like kitchen can be opened.
Brazilian cherry flooring, travertine, and polished black granite -- the trifecta of boring, don't-give-a-damn 'developer' renovating.
Not all that long ago an apartment like this would have been called "triple mint condition."
Although I would certainly rather rent it for $8,200 than buy it and spend twice that much.
30, I think it is a matter of price point. Kitchen will not be triple mint at this price point. Bathroom is pretty nice. I will certainly rent it for 8200 rather than buy it anywhere close to the ask.
Beware -- all the photos are 'virtually staged', except perhaps the kitchen and bath (there isn't a notice on them). I'm waiting for the day when advertising fraud laws are tightened up and all 'virtually staged' photos are required to be accompanied by a matching 'actual condition' photo.
If the range location in the floorplan is correct, it's unlikely you can open up the entire kitchen, as there will be gas lines and electric cable in there.
Too bad that new French law doesn't apply to real estate.
I wish I could remember which listing it was a couple years ago that had a gigantic fire photo-shopped into a decorative fireplace... I mean seriously? Who DOES that?
There was a listing description recently which said "a decorative fireplace adds warmth to the foyer" and I thought "how the hell does it do that?"
