Windowed Kitchen vs Windowed Small Bathroom

Hi I have a windowed kitchen but no separate bed area - thinking of ripping out the kitchen and creating a small bedroom and then having a pullman kitchen in dining area(there is also a separate living area ). Whats more important to buyers ie a windowed renovated kitchen or small windowed bedroom?

This is really dependent on just how small the kitchen is and the general floor plan, but I'd rather have a large studio than an undersized bedroom (i.e., one where a queen bed, dresser or desk, and 1 chair would be a tight fit). I'm also a big fan of separate kitchens, rather than the current trend of 'open' layouts, so a pullman kitchen isn't very appealing.

To be a legal bedroom, window must be a certain size to allow means of egress. For me, an undersized bedroom is generally better than a windowed kitchen at least from an investment perspective. Make sure you can move all required plumbing lines and electric conduits to new kitchen area. This might be a pretty costly project as well.

If you have to move plumbing fixtures to the other side of the kitchen wall so that they would end up outside the original footprint of the kitchen, that could be considered wet over dry, and your building might not allow it. If they do, see if anyone else in your line has made the change. Hard to say without seeing a floor plan but in general it would be more desirable to have a separate bedroom/windowed sleep area over a windowed kitchen but it would really depend on the final dimensions of the bedroom.

Good idea to know if you can even make a legal bedroom out of the space before deciding. From the criteria required for it to be legit (https://www.hauseit.com/legal-bedroom-requirements-nyc/) it seems like you may be out of luck - too small.

Do your own research though, only you know how big your kitchen area is.

With that said, a lot of buyers who cook will value that windowed kitchen, esp if there's not vent.
