So, let's start off with the fact that $3.4 million for this very small 2BR/2.5BA is way overpriced. So, let's start off with the fact that $3.4 million for this very small 2BR/2.5BA is way overpriced. If you add up the livable square footage, it's actually no more than 1,150 sq ft (vs 1,577 sq ft reported). Livable sq ft is always less than the reported number but this apt/building seems to have a pretty large difference between the 2. Next, this building was built over 20 years ago and so the interior of this apt is pretty average; nothing special or luxurious. How much is this place worth? Anyone paying more than $2.75 million will end up losing money when they sell it. The current owner paid $2.995 million when they bought it almost exactly 3 years ago. The market today is not as healthy and so that is another reason why there should be a discount vs the 2015 price. Price is coming down! [less]
I really hate that they laid that herringbone floor on the bias.
In the first picture (the overall LR/DR/kitchen view), what are those things on the knee wall underneath the kitchen counter). And, is that a roll-down screen/shade on the ceiling that can be used to close off the kitchen? And yes, really dislike the way the floor was laid.
Aaron--I think that 'roll' is a movie screen--check out the upper left of the photo--you'll see what looks like a projector on the ceiling. Never mind that all the seating faces the opposite direction...

Thanks Squid for figuring it out. I was going to say it looked like an intricate exhaust hood which now appears to be missing from this kitchen. I fear the things attached to the knee wall are accent lights.
I think I agree with Ethan. Sold in 2015 and appears to have little added of value since so asking price does not appear realistic.
Are there "city quiet" windows throughout? If so, they look quite nice and may have been well worth the cost. But are they referring to the actual brand Cityquiet or something more generic?
They are under the projector screen about where surround sound speakers would be, possibly wall plates for speaker cable?
Yes, I would guess that those are those are the L/C/R speaker connections for when the projector is being used. But if I'm right and those are speaker connections and not some form of miniature speaker, not only is the furniture all facing the wrong way and would have to be rearranged, but you would also have to trot out the speakers for each use as well. Seems to be a fairly bizaar design element.
