I find it somewhat curious that the layout isn't included in this listing and my guess is that the broker didn't want to share just how small this apt really is. Extell, the developer, is well-known for building apts where the livable sq ft is much smaller than the reported sq ft (1,850 sq ft). Extell, the developer, is well-known for building apts where the livable sq ft is much smaller than the reported sq ft (1,850 sq ft). Just looking at the pics, you can see very clearly that this apt's livable sq ft is really around 1,200 sq ft MAX. It's a very, very small 3 BR. Just look at the living/dining room. Is it 200 sq ft? So, now on to valuation. $3.8 million is really not even in the ballpark. IF the apt were 1,850 sq ft then that would equate to $2,054 per sq ft, which is more than it's worth. But given the smallness of this place (approx 1,200 sq ft), a bigger discount is necessary. I think $3 million MAX is very realistic. Anyone paying more than this will end up losing money once they sell. [less]

i wouldn't call it a small 3BR, but it isn't huge either

That's not a 'breakfast room'. It's an eat-in kitchen at best.
Isn't 22A in contract asking $3.6 million? Didn't 28A sell for $3.65 million a little more than a year ago?
How different are these units?
