Hi, trying to figure out what the right price range is for an architect. I've been quoted anywhere from $9000-$25000 when I was expecting half that. We didn't even think we needed an architect since it's just ripping-and-replacing the kitchen+bathrooms of our 1100ft 2BR/2BA + adding built-ins along the walls, replacing floors, and changing light fixtures and painting. But our building requires an architect for anything basically and b/c it also requires replacing plumbing to the risers, we need DoB permits which also need an architect. Our total budget for the renovation is ~$125K so this is eating a lot into that. Just want to know what's reasonable / if we're getting fair quotes. The upper end of the price range is full-service (design included, but furnished by owner) and the low end is they'll just draw up what you want and herd it through CoOp approval and DoB permits and signoff. Are you sure you need DOB permits? You do need the plumber to pull an LAA permit which you do not need an architect for.

Your building may have an architect to review your plans. Maybe they could also work for you or give you a recommendation. Also, you can speak to building management or your neighbors that have recently completed renovations.
Have you found a contractor? From my experience it's really hard to do what you want within your budget.
If you are not moving walls, you do not need architect. Plumbing is all you need if your coop really needs it. Save the money for construction. You will need it.
I agree with FireDragon that your budget sounds low. A lot of people in this forum like to throw around $200K- $300K psf as a renovation estimate.
I'm a broker, and I always think that you can do it cheaper than that, but my best guess is $20K floors + $50K for both bathrooms + $50K for kitchen + $10K for built-ins + $10K for architect + $15K for painting + $8K for light fixtures + $7K for co-op fees and nonsense = $170K.
Many of the posters on this thread have renovated recently, and Primer is a very busy contractor, so I welcome their comments.

I think Kitchen depends on the appliances. You can buy a stainless steel fridge for $1500 or $9000k subzero but the cheaper one is not built in and will project out 6 inches from the counters. Everything Ikea including $7k appliances but with nicer countertops can be done for under 25k.
Gut Reno estimate of $300 per sq ft for mid-high end is right without including carry and trouble cost. That is why apartments in estate condition sell at $500 per square ft discount to newly renovated apts in the current market.
