HELP PLEASE! Seeking Loft Style Rental Apt

Hi StreetEasy community, Reaching out for your help and advice. I'm seeking a large open concept space (800 sq ft+) in Manhattan/BK that can comfortably house a 400 sq ft photo studio space. Comfortable budget is $2.5k max max budget is $3k. I've seen some spaces in East Williamsburg but they're slum landlord situations. Majority of any other listings such as Choc Factory or 808 Driggs seem to be fake listings for bait and switch. The building management has confirmed there are no available units. I've scoured all sites and seen all listings within my budget range (and some outside of) and haven't found anything viable. Do you know of any listings or have any advice for me? Move in date is flex: ASAP to Aug 1.
