Discussion about 55 Montgomery Place #5FR
It looks like this same apartment was sold for $389,000 four months ago. Same broker, same pictures, but now asking $70,000 more. Another difference was that last time it was listed as apartment 5F and now it's listed as 5FR. Is this in an effort to hide the previous selling history on the new listing? I don't know what to make of it. Old listing: https://streeteasy.com/sale/1311198

It may not have actually sold. I am aware of at least one other listing that shows as 'sold' on SE (and is now relisted) but was never actually sold - just delisted and relisted by a new broker. Not sure if it is something the listing brokers can manipulate or whether it's some sort of SE glitch. Either way, agreed that it's pretty stupid to raise the price on this listing...

Could have been a board turn down. +18% increase in asking price in 6 months. I guess Brooklyn is still hot. Great neighborhood, beautiful block. 5th floor walk-up I assume? No thank you.

Firstly, yes - in the past few years we have seen listings with unit numbers that don't actually exist coming on streeteasy not long after units with the actual number have been pulled.

Secondly, if it was a board turn down, perhaps the first time around they had multiple offers and the contract was above the asking price. If that was the situation I could easily see the owner deciding that they had priced it to low last time and pudding the unit back on at a higher number this time around.

It still doesn't answer why the listing would show as 'sold' rather than 'no longer available'. 'Sold should mean there is an ACRIS record on the transaction. Perhaps SE needs to be a little more vigilant about this.
