Discussion about 27 East 95th Street #4E
This one stood out to me as an excellent deal. Thoughts?
No doorman.
Seems fair if the apartment is in good move in condition. Appx 1800 sq ft including exterior walls etc. 1300 per sq ft. Building is beautiful. No doorman keeps monthlies down.
Light seems to be very nice. Doorman is over rated if super can take packages.
Seems very fair. So why hasn't it sold?
They started at $2.9M.

Keith, In my opinion, if they started at $2.5mm, it would have been sold already a few percent down. Shows how critical it is in this market not to overprice.
Not a very good outcome for a unit they paid $2MM for 14 years ago, and I suspect it was renovated since then (at least the kitchen and bath shown). It is a shame that you have to walk past all of the bedrooms to get to the living space. The west unit sold on the second floor in under 2 months for $3MM two years ago. Bad timing.
Ah I didn't see the no doorman thing. Good catch. Didn't think it would have that much of an impact on price.
Multiple steps to hurdle at entrance, so lack of doorman to help may dissuade some of the stroller pushers, who might otherwise be interested in a 3BR. Lack of closet at entry way is a problem as well. Agree with nyc_sport that the entry hallway is a a turnoff - poor separation of public and private spaces.
$2.9 doesn't seem like a bad ask or at least didn't back in January given sales in building. Layout is poor but so are other units. All units of course lack a doorman. Could there be a material different between east units and west units? East units face Madison so while better light and air, maybe a little noisy and less private?
Its buried in the write up that the pics are virtually staged.
I think more than $1500 per sq ft in not so great area despite proximity to the park is the cap. Previous sale overpaid if the square footage is 1800.
There were two sales - one at 2.9 in 2016 and the other at 2.8 in 2015. Both sold 100k under the ask.
It's 3 avenues away from the subway, borderline Spanish Harlem, no doorman, no amenities. Bad light/views in 2 smaller bedrooms. Nice reno/condition though.
Seems like at 2.8/2.9 there would be much better co-op options.
I am not the resident bear but I can imagine paying more than 1500 per sq ft for this. I think the square footage is no more than 1800 including exterior walls but not hallways. You can buy a Greenwich Village for $1600-1700 per sq ft in a finished loft without a doorman.

Ceilings all look dropped to accommodate lighting. So they may have started out at 10' but the drop eats up some of that.
On a separate note - brokers are going way overboard with over-the-top 'virtually staged' listings. they're like kids going nuts with a new toy at Christmas.
At the very least do buyers the courtesy of including images of the rooms in their raw state as well. Not interested in seeing someone else's cheesy idea of decor and the virtual staging serves only to get in the way of the true look of the space.
