High Common Charges at Olive Park

Does anyone know why the CC's are so high in this building? I know there's a lot of amenities but still doesn't justify the cary costs. I know they have a life guard on duty in their pool at all times. I was told by the listing broker that is due to insurance stuff. It's a great building but perhaps needs to be run more efficiently for the CC's to be lower.

I've been wondering this as well. I've seen comparably sized units with comparable amenity packages (including lifeguards and front desk persons) have common charges that are half the price if not one third the price in some cases (I wish I were exaggerating). Did you ever get any insight into why they are so high other than "insurance stuff"?

Looking at this listing 1k common charges are not high considering the amenities even if everyone is non union. 87 units is a relatively small # to carry all of this.

People want a pool and spa and cry for high maintenance!!

Btw, as the sponsor gets out of the picture after selling apartments, the maintenance goes higher. The same with building age assuming same number of units and services etc.

My friends used to live in this building and they sold. I was told stories of shoddy construction and numerous issues with the building. The high common charges are likely due to all the assessments for repairs and lawyer fees.

The building needed a new roof fairly recently.

I went to an open house here a couple years back - the spa and pool were not working at that point, as well as the roof.

The unit I saw had a rooftop cabana, which added another $200/month or so to the maintenance fees.
