Windowless interior office

Discussion about
Doing a gut Reno and architect tells me it is impermissible to have an interior windowless room unless it is small enough to be a closet. For example an interior 8x10 windowless office won’t be allowed by DOB, I am told. Is this true? Appreciate your input.

Not true. You can call it walk-in closet/storage in the plan submitted to DOB. If your architect is very concerned leave it with a large opening - say 5 feet - in dob application. To my knowledge, there is no restriction on putting a door afterwards and slightly narrowing the opening. And if your architect can not figure out, time to a get a new one including expeditor.

He is correct - you can not have an interior windowless room. You have to call it something other than a room.

I've seen them labelled as "foyer", "alcove", "nook" but my guess is that they are called nothing when submitted to DOB.

DOB has no issue as long as you do not call it a “room” or room like description in the application. You can call it “wine storage”. An architect in the city is supposed to know all this rather than telling a client it is not possible to have a 8x10 separate area.

I usually see those marketed as a "den."
