Given the methodology, you could retitle this thread "2018 neighborhoods where most expensive new developments had closings"

Well said, Ali. This is the problem we now have when looking at sales data in a market where a large % of listings are new construction. Traditional data points such as median sales prices, sales prices psf, discounts to listing prices, days on market, and others need to be viewed in the current market with a large grain of salt.

It also matters how neighborhoods and housing types are delineated. The Park Avenue coop market is a neighborhood for all practical purposes. So are Upper East Side townhouses and Soho lofts. But none of these "neighborhoods" are distinctly measured, as par as I know.

I can indeed see UES townhouses but not the others. Problem for a researcher is that the category of property types is extremely limited. If one were able to expand the categories to separate sub-types such as walk-ups, age of buildings and price levels, e.g., it would allow for much better analysis, at least for the property nerd in me. For all others, this looks like the best tool out there. Thanks, Noah.
