My co-op’s alteration agreement says I need to use union electricians and plumbers. Is that common? I am hiring a GC to run my project, I have no clue who his subs will be, but I just sort of assumed residential jobs were done by people that are licensed but not union members.
Unusual in several I have seen - at least it was not enforced if I missed seeing it. But you should ask the managing agent and cross it out. Alteration agreements indeed can be negotiated if it is a simple change like this.
I have not come across any residential building that requires union subs. I would think your GC read over the alteration agreement prior to giving you numbers. I would make sure they are aware because you could be headed for major change orders
300--do you really think is this a simple change? If they are asking for union I would not expect them to back off so easily. I am hesitant to even bring it up. My GC is going to get me some revised figures including union work.
They will. It is probably some language which is there and no one follows that. You are a shareholder and you have rights. I would call the board President if you do not get anywhere with the managing agent. You have noting to lose by asking except the process may take a few days. The coop can and should ask for licensed plumber, electrician which are a part of DOB requirements any way. If you do not get anywhere initially, I will give you my email and try to help you.
