I'm still pro-Tribeca. Great schools, some nice new housing stock, finally a bookstore and a grocery store, great access to both restaurants and the outdoors, and walk-to-work access to Wall Street, where despite the roar of the bears, some people still hold lucrative jobs.
When I think about what this area was like twenty years ago, it seems like a real success story to me.
Despite the phrase "overpriced," if the market takes a hit, I don't think it's Tribeca that will suffer the most or the longest.

Certain areas are higher priced than others for reason you have mentioned. But overpriced means exactly that. So the prices will have to come down for it to be priced right but still expensive. And I quote from the article

That sounds like Battery Park City to me...
