Buster approximately 90% of the posts are extremely negative on Manhattan RE. Not sure what's going to happen this year or next but I do see rents having an impact on this particular market. I closely watch the Soho, GV, West Village, and Tribeca area for that's what I'm most interested in. In this particular area I haven't seen any downside change on rental prices in fact I have only noticed increases in buildings that I am following. If rentals are increasing and more people will be renting in this area due to fact that they either are too nervous to buy or they can't qualify for a mortgage than I don't see how rental vacancy rates in this particular area can increase.
What happens in Harlem or the far UWS maybe totally different.

You say you called the decline a year in advance? Since you "called" a decline, haven't median and average prices GONE UP?

I'll pull an Eddie and go on record and say that I predict that real estate prices in NYC will go up! When prices do start to climb back, I'll proclaim myself a genius for having calling it so many years in advance.

Gotcha. I would agree that SoHo, GV, WV, TriBeCa are going to be more insulated, however, it's hard to imagine that they won't be affected at all. Time will tell...

We can't name half the neighborhoods south of 96th street and expect them all to be insulated...

Some will fare worse than others... but I still think everything is taking a minimum 10% hit, maybe more...

This notion that more desirable neighborhoods hold up better makes no sense. Yes, these neighborhoods are more desirable, but that is already factored into the price. Does Google hold up better when the market sells off because it is a great company? No. The fact that it is a great company is factored into the price. Prices move based on market developments relative to expectations. If expectations are sky high that leaves all the more room to disappoint.

Well said, mbz. The ones stretched out most on price are often the ones that have to take the hardest hits... especially with some of the freakish PSFs paid. Sorry, but $3-4k psfs just aren't sustainable.
