Why do rents increase and decrease n listings?

Discussion about
Looking for an UWS apartment and have noticed the rents in the listing on StreetEasy have "increased" and "decreased" notices. What precipitates these fluctuations? Does this mean that negotiating a lower rent is acceptable? And is there a way to see the history of these changes in the rent in the listing? Yes, I'm new to renting (always been an owner and to NYC. :-0

Hi Theo, if you gave a specific example, I can tell you what is happening. Sometimes they offer incentives and might take them away if traffic picks up. That could change asking rents. Sometimes it's a marketing ploy. But without knowing if its a large doorman building or a brownstone type of apartment, hard to say.
