Discussion about 425 East 51st Street #PHA
I had not looked at this segment in awhile, but given the unique outdoor space and low maintenance, I am surprised someone has not snapped this one up. This is right up the empty-nester/retirement niche that my husband and I embody. I feel like this one should move at this price. Anyone else care to speculate?
Was listed as 800 sq ft before. Missing dimensions always make me wonder.
How much on top of purchase price for renovation?
It looks like it already has the modern A/C; bathroom looks good; kitchen is the only thing that jumps out at me. Have not renovated in awhile, but our kitchen reno in 2014 for bigger kitchen (but not much bigger) was $75,000, a big chunk of which was for custom cabinets. We also went for high-end appliances that frankly I would not do again; our beautiful Bertazzoni oven/range has not been used even once.
The access/staircases seems kind of odd - I wonder how it plays out IRL.
That kitchen certainly jumps out. There's a little part of me that says 'don't reno the kitchen', just because I think it will be a long time before that style of wallpaper treatment comes around again.
It was quite a good idea to de-clutter that place; the prior listing shows very personal taste decor that was hard to look past. But the kitchen and bath to me are intolerable, but could be remedied. Interesting that they dropped the price nine days after listing.

I've been trying to come up with a polite way of putting this, but can't:
It's a lot easier to convince the executor that an apartment doesn't show well and you need the "junk" removed than the person who's junk it was and thinks it's the epitome of interior design. (What do you say to the parents of the ugly baby?)
If it's a girl I always go with 'Oh, that hair bow is so ADORABLE!'
I thought it was 'She looks just like her parents'
Okay, I finally had to take a look at the old listing and decor. They must have been artists. Also in looking at the history of the unit, it looks like the owners who sold the apartment to the most recent owners stayed in the neighborhood, consistent with our neighborhood's being sticky for those of us who love it. If we had not just doubled down in our current building (bought apartment upstairs), I would have considered trading out for this interesting apartment.
