I decided to go with a smaller brokerage to sell my apartment because I knew the agent (acquaintance that presented very professionally, had a legal background and switched to real estate, great reviews from others, and claimed great sales on Social Media). So I had faith in this agent in particular, and thought that I would get the benefit of his smarts, drive and small brokerage attention. This has not gone the way I intended. I believe the apartment has been overpriced (we are not receiving any requests for private showings), he does not seem very pro-active, and last week was the final straw. He botched an Open House because it was not advertised. He said that his admin failed to post it. With an apartment that is not getting any private showing requests, the Open Houses are that much more important. And for a small brokerage to rely on assistants rather than having him personally handle and sufficiently supervise is simply unacceptable (and may be an indication of what other effort he is putting into this process). We have a month and a half remaining on our exclusive sales contract. I need to sell ASAP and think that a lot of time on the market (plus decreasing the price of the unit as I will have to do) may be hurtful to me. My questions are: 1) should I try to ask him out of the rest of the contract? or 2) micro-manage his efforts for the rest of the contract? Is there something else I can do to make the most of this unfortunate situation? Thank you [less]
Wondering if you have discussed cutting the price with your broker? If the listing pictures are nice and the apartment shows well, and enough people saved the listing on Streeteasy (more than 100), price is most likely issue.
