RE Tax - 3 family to 2 family

Discussion about
If you convert a three family with grandfathered low taxes to a 2 family without changing square footage, do the taxes remain unchanged? Thank you.

I was told they do not. The conversion will trigger the building to be reassessed and most likely your taxes will go up significantly.

This isn't my area of expertise, but I think it depends on if you are getting a new C of O or are doing a Type 2 alteration. I know that there are a lot of situations where you can combine units under Type 2 and still keep the old C of O.

A change of the CofO will also be impacted by improvements, causing the taxes to increase. That said, if the CofO remains the same, I believe 30yrs is correct.

Thank you. It seems keeping the same CofO is critical if you do not want your taxes to up more than the value of the improvement will warrant.
