"Historic" and "Brownstone" are both terms used very loosely in New York City.

For a long time adjectives have been free in brokerspeak but Brownstone is a noun.

In this case “historic” may be a euphemism for generic outdated infrastructure.

If I had to take liberties, I would call it a “historic Victorian.” There are several blocks of actual registered brownstones Within a stone’s throw - https://streeteasy.com/sale/1433373 and one or two nice row homes, too: https://streeteasy.com/sale/1448149.

It can't be long until rent-controlled neighbors of Penn Station have it landmarked to share its architectural masterwork forever, and preserve the last few years of their own way of life.
