Are Condo Rentals Subject to New Rent Laws

If you rent from a condo unit owner, are the provisions of the new NY rent laws relating to application fees, deposits, eviction, late fees etc. applicable--or do the laws only apply to tenants of rental buildings and coops?

Yes. The form of ownership of the building doesn't matter. A rental is a rental.

Exceptions have been made for people buying coops. They are technically renters but are not treated as such since they are economically owners.

Fees from the condo or co-op managing agent or from the building itself are not included in the rent law change. Fees from the owner or broker as well as security deposits have to comply with last years changes with the rent laws.

It is my understanding that condo rentals under $2,750.00 are under lease renewal increase restrictions. Please correct me if this is wrong.

Our management company advised all their condos to comply with the law by switching all the renter paid fees (aside for some of the small ones like credit check) to owner paid.
